Brown County’s real estate market cooled in July, with closed sales falling sharply from the same month last year and the median sales price also declining, according to data released by the Heartland Association of Realtors.

There were 34 closed sales in July, a 27.7% decrease from July 2025. The median sales price was $199,000, down 8.7% year over year.

Homes are taking longer to sell

Properties spent 81 days on the market on average. Buyers and sellers also faced a longer overall transaction timeline: the average time to close was 42 days, producing a total of 123 days. That total was 26 days more than in July 2025.

The figures indicate that the homes that did sell required more time to move from listing to closing. The available data does not identify the reasons for the longer timeline.

Inventory and price ranges

Brown County had 247 active listings in July, up 7.4% from a year earlier. The market carried 6.6 months of inventory, slightly below the 6.7 months reported for July 2025.

Homes priced below $100,000 accounted for 21.2% of sales. Properties selling for $100,000 to $199,999 represented 30.3%, while the $200,000 to $299,999 range made up 21.2%.

Sales in the $300,000 to $399,999 range accounted for 15.2%. Homes priced from $400,000 to $499,999 represented 6.1% of sales, and properties selling for $500,000 or more also accounted for 6.1%.
